How We Work

Our comprehensive Hungarian Golden Visa Package includes the following services for one investor and up to five family members:

• Initial Consultation: Contact us to discuss the program and receive tailored advice.
• Eligibility Assessment: Complete Know Your Customer (KYC) forms, provide identification, and provide details about your property and financial situation to confirm your eligibility.
• Engage Our Services: Retain our firm's services via a secure video conference.
• Make an initial payment of 50% of our fee.
• Property/Fund/Foundation Selection: We will present a selection of five residential properties/real estate funds/foundations that match your criteria.
• Virtual Property Tours: We offer live virtual tours of three properties you select.
• Property Negotiation and Due Diligence: We will handle negotiations with the seller and conduct comprehensive due diligence on your chosen property.
• Preliminary Contract Signing: We will finalize a legally binding preliminary sales and purchase/investment contract, with options for remote participation. Please note that sellers of real estate may require up to 5 million HUF (approximately 13,000 EUR) in earnest money upon signing. We will make every effort to ensure this is refundable in the event of an unsuccessful visa application.
• Secure Escrow Payment: Transfer the property purchase price, property tax, and the remaining 50% of our fee to our secure escrow account.
• Visa Application Initiation: Once the payment is secured, we will initiate your visa application.
• Final Contract Signing or Termination:
  • Successful Visa: We will arrange the signing of the final contract.
  • Unsuccessful Visa: If your visa application is unsuccessful, our services will end. Please note that you may forfeit your earnest money deposit if you were in the process of a real estate transaction. Any remaining funds in escrow will be promptly returned to you.
• ONLY FOR RESIDENTIAL REAL ESTATE BUYERS - Land Registry Registration: We will handle the property purchase registration with the Land Registry and assist with obtaining the property acquisition permit.
• In-Person Appearance: You will need to appear in person before the National Directorate-General for Aliens Policing in Budapest.
• Departure: You are then free to depart Hungary.
• Residency Permit: Your residency permit will be granted.
• Family Reunification: We can start the process for Your loved ones right away.
• ONLY FOR RESIDENTIAL REAL ESTATE BUYERS - We will take care of property tax payments directly from the escrow account.
